There is one significant point of view that was missed. The glut of agents is certainly driven by the factors listed, but the National Association of Realtors plays a critical role in this glut. They are one of the largest PAC organizations in the country. and rightly so. Homeownership in America is an important part of not just the American dream but financial stability. The topic of high rents, the shortage of housing, the cost of securing finance, etc. are all important issues. But when the Association is more concerned with the quantity of its members rather than the quality – the consumer ends up a victim. We need to increase the barrier to entry into real estate. We also need to increase the standards in which an agent becomes an Associate Broker and then again, when they become a Principal Broker. It’s just too darn easy! This question should be posed to every franchise owner. With the current number of agents you have now as Independent contractors, how many of them would you let go if they were forced to be employees? I am betting that most firms would let 45-60% of their agents go.

Recently examples of such ethics issues are terminating MLOs in the final days of their recoverable retention bonus and suing them to pay back 100% of their signing bonus, regardless of production since onboarding. Further, in early 2023 G-Rate unilaterally closed four regional Real Estate joint ventures without sufficient notice and contrary to their Operating Agreements with their JV partners…and then refusing to pay the promised Loyalty Bonuses to the MLOs, even though those funds were accrued for same. Bad actors acting in bad faith that need to take a look in their own mirror.

ABC reported when money is missing at an American bank, it is almost always an inside job.

In real estate, poaching real estate agents or lending personnel is almost always an inside job.

I was waiting – patiently. Sure enough, in the first sentence of the ninth paragraph, “It all started when” ______ ______”A former regional manager and senior vice president of strategic growth, joined NAF.”

As a rule, law enforcement does not prosecute embezzlement at banks under $100,000 because they lack human resources.

Similarly, it is rare to see real estate agencies and lending firms take a stand on the poaching of human resources (their currency) when it happens in mass and in plain sight.

When they do, it is a welcomed sight.
